Buying outside Sydney, without the guesswork
A large part of our service is helping investors buy outside their home market, interstate or in regional areas, without having to become an expert there themselves. We research the market, source the property, coordinate inspections and due diligence, and manage the acquisition through to settlement.
Buyers agent for first-time investors
Buying your first investment property? We start by setting the strategy with you: your goals, budget and timeframe, and where it makes sense to buy. Before you commit, we explain the numbers on each property, including the rent, holding costs and cash flow, so you know exactly what you’re taking on. Then we handle everything through to settlement: the search, due diligence and negotiation.
Where we buy
We don’t have favourite suburbs. Every client is at a different stage, with a different portfolio, budget and risk appetite, so we research markets across Australia and buy where the data points for them.
Our client purchases so far span New South Wales, Queensland, Western Australia and Victoria (see Results). Markets we research include regional NSW centres such as the Hunter, Central West and Riverina, as well as Perth, Brisbane, regional Queensland and regional Victoria.
We focus on established properties, not new builds or house-and-land packages.
How we work
Our process
01We Strategise
- Should you buy a home first or rent-vest?
- Growth, yield or a balance of both?
- What property fits your goals and risk profile?
This step is about clarity.
02We Locate
- Should you buy nearby, interstate or regional?
- Which gives you the best future outcome?
This step is about removing guesswork.
03We Shortlist
- Is this property genuinely investment-grade?
- Is it in a sought after pocket of the suburb?
- Are there detractors that could hurt rental or future resale?
This step is about investment quality.
04We Negotiate
- What is the property actually worth?
- What do comparable sales tell us?
- How do we secure it for the best possible price?
This step is about ideal outcomes.
05We Buy
- We coordinate the offer, due diligence and contract process.
06We Guide Settlement
- Right through to property management handovers and settlement.
This step is about nothing falling through the cracks.
Locating, shortlisting and negotiating repeat until the right property and price line up.
Our due diligence covers comparable sales, rental demand and vacancy, building and pest inspections, flood and bushfire risk, insurance costs and council planning checks.
After settlement
Settlement isn’t the end of the job. We help with the handover to your property manager, review your portfolio with you and plan your next purchase when you’re ready, all included in our full-service fee.
Client results
Every “valued at” figure is a verified bank valuation.
Client purchases, published with permission. Past results are not a guide to future performance.
Fees
How our fees work
An engagement fee when we start, and the larger part of the fee only on settlement. All fees are plus GST.
We’re paid only by you. We don’t accept commissions, referral fees, rebates or kickbacks from selling agents, developers or builders. Every fee is agreed in writing before we start.
Fee detailsQuestions investors ask us
How do I know where in Australia I should buy?
We research markets across Australia based on supply and demand, affordability, rental conditions, population trends, infrastructure and local fundamentals. From there, we narrow it down to the locations and property types that best suit your budget, goals and risk profile.
Why use a buyer’s agent instead of finding a property myself?
Finding a property online is the easy part. Knowing whether you’re buying in the right market, paying the right price and avoiding a poor asset is much harder. We handle the research, sourcing, due diligence and negotiation so you can make the decision with evidence rather than guesswork.
What if I don’t have time to search for properties?
That’s exactly what we’re here for. We speak with agents, monitor listings, source opportunities, inspect properties, analyse comparable sales and coordinate the buying process on your behalf so you don’t have to spend every night and weekend searching.
How do you make sure I don’t overpay or buy the wrong property?
Before recommending a property, we assess the suburb, street, property itself, comparable sales, rental potential and relevant risks. If the numbers or fundamentals don’t stack up, we walk away.
Do you have access to off-market properties?
Yes, we source both on-market and off-market opportunities through our agent network. But we don’t buy something simply because it’s off-market. The property still has to meet the strategy and represent good value. Off-markets give us more opportunities to consider.
Can you help me buy interstate if I live in Sydney?
Yes. A large part of our service is helping investors buy outside their home market without having to become an expert in another state themselves. We research the market, source the property, coordinate inspections and due diligence, and manage the acquisition through to settlement.
Should I buy an apartment in Sydney or a house interstate?
For many first-time investors, a house on its own land outside Sydney can be a better fit than a Sydney apartment at a similar price. Land is usually what drives long-term value, and a house avoids strata levies and building-wide risks. It still depends on your goals, budget and timeframe, so we compare options on supply and demand, rental conditions, population and infrastructure before recommending where to buy.
Should I rentvest or buy my first home in Sydney?
There’s no one right answer. Rentvesting lets you keep renting where you want to live while buying where the numbers work. Buying your home gives you security and a place of your own. Buying an investment first can affect your eligibility for some first home buyer schemes later, so check with your broker or accountant. We’ll work through both options with you on a strategy call.
How do I buy a property interstate without seeing it in person?
That’s a large part of what we do. We research the market, analyse comparable sales and manage the due diligence. We coordinate all inspections through our local network, including building and pest inspections, so you don’t need to travel. Then we handle the purchase through to settlement.
What budget do I need to start investing?
It depends on your deposit, borrowing capacity and goals. Most of our clients start with a purchase budget from around $500,000, and we’ve bought for less where the numbers work. A mortgage broker can confirm what you can borrow, and on a strategy call we’ll work out what makes sense for your budget.
Is a buyers agent worth it for my first investment property?
For a first investment, the biggest risks are buying in the wrong market, paying too much or buying a poor asset. We handle the research, due diligence and negotiation so you buy with evidence rather than guesswork, and if the numbers don’t stack up, we walk away. Whether it’s worth it depends on your time, experience and the property, and a free strategy call is a good way to find out.
Do you receive commissions from agents or developers?
No. We’re paid only by you. We don’t accept commissions, referral fees, rebates or kickbacks from selling agents, developers or builders. Every fee is agreed in writing before we start.
